When renting an apartment in Japan, the biggest hurdle for most international residents is the requirement of a “Joint Guarantor” (Rentai Hoshonin). Traditionally, this must be a Japanese relative, which is almost impossible for someone who has just arrived in the country.

1. Why is a “Guarantor” Required in Japan?

Landlords require a guarantor to ensure that rent is paid and that any potential damages to the room are covered. Some landlords are hesitant to rent to foreigners due to concerns about language barriers or the possibility of the tenant leaving the country suddenly. This is why the screening process can feel strict.

2. The Solution: Using a “Guarantor Company”

Today, instead of finding a Japanese person to sign for you, most rentals allow you to use a “Guarantor Company” (Hoshon-gaisha).

  • What is a Guarantor Company? By paying a fee (usually 50% to 100% of one month’s rent), this company acts as your guarantor for the duration of your contract.
  • The Advantage: You don’t need to know any Japanese residents personally. As long as you have your ID (Passport/Residence Card) and proof of enrollment or employment, you can apply.

3. Tips for Passing the Screening Process

Even when using a company, you still need to pass a “background check.” Here is how to increase your chances:

  1. Prepare Your Documents: Have digital copies of your Passport, COE, and Acceptance Letter or Job Contract ready.
  2. Have an Emergency Contact: Even without a guarantor, you will need an “Emergency Contact” (usually a parent in your home country or someone at your school).
